The same four numbers decide this move as any other: what the Lancaster home sells for, what you still owe, what the Santa Clarita home costs, and the rate on the new loan. Here is the arithmetic once, on invented figures, so you can see where each dollar goes.

Here the equity covers about a fifth of the price, and the payment lands above $4,700 a month before insurance and any HOA. The comparison that decides it is that total against what you pay in Lancaster today, and whether the room, the location or the drive you gain is worth the difference to you.
Your property tax starts over
Under Proposition 13 the Santa Clarita home is assessed at its purchase price, not at the lower value your Lancaster home may have built up over the years. The read uses a 1.15% to 1.35% planning range for Los Angeles County, because voter-approved bonds and direct assessments vary by area.
Proposition 19 is the exception: homeowners who are 55 or older, severely disabled, or whose home was destroyed by wildfire or disaster can move their assessed value to a replacement primary residence anywhere in California, generally within two years of selling, with any difference in value added on. Confirm eligibility with the Los Angeles County Assessor before you count on it.
Check for Mello-Roos before you choose a tract

The road and the rail between them
It is about 45 miles by road from Lancaster City Hall to Santa Clarita City Hall, most of it on SR-14 through Palmdale and over the pass. For anyone working in Santa Clarita, the San Fernando Valley or Los Angeles, moving to the valley takes that distance out of the daily drive.
- Metrolink's Antelope Valley Line starts in Lancaster and runs through Palmdale and several Santa Clarita Valley stations, including Newhall, to Los Angeles Union Station.
- Antelope Valley Transit Authority also runs commuter service between the Antelope Valley and the Santa Clarita Valley.

Sell in Lancaster first, or buy in Santa Clarita first?
If the Lancaster sale funds the Santa Clarita down payment, the purchase depends on the sale. Selling first gives you a certain number and a clean offer, but you need somewhere to be in between. Buying first means carrying both homes or using a bridge loan, a HELOC or a buy-before-you-sell program, each with a cost to verify with a lender. A contingent offer is possible, and it is a weaker offer when a Santa Clarita seller has others to choose from.
