I’d rather show you the math than talk you into anything.

Most people who reach out are not undecided about whether they want a different house. They are undecided about whether moving is a smart thing to do — and nobody has given them a straight answer, because a straight answer requires actually running their numbers.

That’s the part I care about. The listings are the easy half. The hard half is the sequence, the carrying risk, the payment you’d be signing up for, and the honest possibility that the answer is “not yet.”

I work the Santa Clarita to Lancaster corridor — Valencia and Stevenson Ranch down south, through Castaic and Acton, up to Palmdale and Lancaster. Different price points, same arithmetic.

Straight answers

How long have you been doing this?: I'm newly licensed — I'm not going to dress that up. What I'd say is that the analysis I do is the same analysis regardless of how many transactions sit behind it, and you can judge it directly because I put it in writing.
Do I have to list with you?: No. The first pass is free and there's no listing agreement attached to it. If the numbers say stay put, that's the answer and we're done.
Can you tell me what I'll owe in taxes?: No — that's your CPA's job and I won't pretend otherwise. I can show you how the basis and the exclusion generally work so you know what to ask them.
Can you get me my rate back?: Nobody can. Anyone who implies otherwise is selling you something. What I can do is price exactly what giving it up costs, so it's a decision instead of a fear.
