Santa Clarita's largest new-home projects in 2026 are Tesoro Highlands (820 homes), Vista Canyon (1,100), Sand Canyon Village (580), MetroWalk (498) and the Bouquet Canyon Project (375) inside the city, and FivePoint Valencia just outside it. Builders selling now include Tri Pointe, Richmond American, Lennar and Williams Homes. Most new communities carry HOA dues and many carry a Mello-Roos special tax.

FivePoint Valencia, just outside the city

Valencia by FivePoint, formerly known as Newhall Ranch, is the largest new community in the Santa Clarita Valley. It sits in unincorporated Los Angeles County next to the City of Santa Clarita, about 35 miles northwest of downtown Los Angeles, and is built under the County's Newhall Ranch Specific Plan, adopted May 27, 2003, which plans up to 25,000 homes across five villages. In 2021 the County moved to set up two Mello-Roos districts for the project (CFD No. 2021-01 and 2021-02), so check the special tax on any home there.

Five things to check before you buy new

  1. Mello-Roos. Most new master-planned communities sit inside a Community Facilities District. Ask for the notice of special tax before you sign and add it to the monthly cost. See what is Mello-Roos.
  2. HOA dues. Nearly every new community has an association; ask for the budget and the monthly amount per home type, and whether a second association applies to the master plan.
  3. Solar. California requires solar on new homes. Builders may sell it with the home, include it, or offer it as a lease with its own monthly payment — ask which, because a lease is another bill.
  4. Your agent on day one. Many builders will only work with your agent if the agent registers you on your first visit. Bring them, or send them first.
  5. Your current home. Many builders won't accept an offer that depends on selling your current home, or will offer to buy it themselves at a discount. Decide the order before you fall for a floor plan.

If you have to sell to buy new

Builders work to their own construction schedule, not yours. If the down payment on the new home comes from the sale of your current one, the two dates have to be planned together: sell first and rent back, carry both for a while, or bridge the gap with a HELOC, a bridge loan or a buy-before-you-sell program. Are there 55+ new home communities in Santa Clarita?

Yes. Six of Tesoro Highlands' 13 planning areas are age-qualified, Tri Pointe lists Altis at Skyline, and Belcaro at Sand Canyon is a proposed 55+ community of 359 homes under City review. Moving at 55 or older can also let you keep your property tax base under Proposition 19.
