Tesoro del Valle and Tesoro Highlands: Valencia's northernmost community

Tesoro del Valle is the northernmost subdivision of Valencia, east of Interstate 5 but outside the Santa Clarita city limits, off San Francisquito Canyon Road north of Copper Hill Drive. Its expansion, Tesoro Highlands, is a City of Santa Clarita project under construction: 696 single-family homes and 124 multifamily homes in 13 planning areas, six of them age-qualified, with nearly 1,300 acres of open space.

Where Tesoro del Valle is, and who governs it

From a ranch to a subdivision

The land was a San Francisquito Canyon ranch bought in the 1940s by Francis Clougherty, a co-founder of the Clougherty Packing Co. (the Farmer John brand), and his brother Bernard. In 1992, the Los Angeles Daily News reported that the Clougherty heirs planned about 3,000 homes on roughly 1,000 acres of the 1,700-acre ranch, keeping up to 500 acres as open space, and that the plan depended on extending Copper Hill Drive.

On September 30, 2026, Lennar listed homes in Tesoro Highlands' Sierra Bella, Arches and Montilla neighborhoods from $809,990 (2 bedrooms, 1,938 sq ft) to $1,284,990 (5 bedrooms, 4,581 sq ft). Builder prices change often; confirm with Lennar. Every other active project in the valley: new homes in Santa Clarita.

What to check on a Tesoro home

  1. HOA: ask for the association dues on the specific home and whether more than one association applies.
  2. Mello-Roos: newer tracts in this part of the valley often sit inside a Community Facilities District. The parcel's tax bill or the builder's notice of special tax shows it. See what is Mello-Roos.
  3. Age-qualified areas: six of Tesoro Highlands' planning areas are for older buyers; if you are 55 or over and selling elsewhere in California, Proposition 19 may let you bring your property tax base with you.
