The gap your Palmdale equity has to close
Four numbers decide this move: what the Palmdale home sells for, what you still owe on it, what the Santa Clarita home costs, and the rate on the new loan. Everything else follows from them. Here is the arithmetic laid out once, on invented figures, so you can see where the money goes.

In that example the equity covers roughly a fifth of the price, which keeps the loan conventional, and the question becomes whether a payment above $4,900 a month before insurance and any HOA is one you want to carry. If you are coming from a mortgage taken out at a much lower rate, the comparison that matters is the new total against what you pay now.
Your property tax starts over
Under Proposition 13 a home is reassessed to its purchase price when it changes hands, so the Santa Clarita home is taxed on what you pay for it, not on the lower assessed value you may have built up in Palmdale. The read uses a 1.15% to 1.35% planning range for Los Angeles County, because voter-approved bonds and direct assessments vary by area.
The exception is Proposition 19. Homeowners who are 55 or older, severely disabled, or whose home was destroyed by wildfire or disaster can transfer their assessed value to a replacement primary residence anywhere in California, generally within two years of selling. If the replacement costs more than the home sold for, the difference is added to the transferred value. Confirm eligibility with the Los Angeles County Assessor before you rely on it.
Check for Mello-Roos before you choose a tract
Many newer Santa Clarita Valley tracts carry a Mello-Roos special tax on top of the general property tax, and it varies parcel by parcel. The read deliberately leaves it out and lists it as something to verify, because a modelled figure would be confidently wrong on exactly the homes a move-up buyer tends to look at. The road and the rail between them
It is about 35 miles by road from Palmdale City Hall to Santa Clarita City Hall, almost all of it on SR-14. If you work in Santa Clarita, the San Fernando Valley or Los Angeles, a Santa Clarita address takes that stretch out of the daily drive.
- Metrolink's Antelope Valley Line runs from Lancaster and Palmdale through several Santa Clarita Valley stations, including Newhall, to Los Angeles Union Station.
- Antelope Valley Transit Authority commuter Route 790 connects the Palmdale Transportation Center with Newhall station.
Check current schedules with each agency before a commute decides where you buy. Timetables change more often than houses do.
Sell in Palmdale first, or buy in Santa Clarita first?
When the Palmdale sale is what funds the Santa Clarita down payment, the purchase depends on the sale, and that is the classic sequencing problem. Selling first gives you a certain number and a clean offer, but you need somewhere to be. Buying first means carrying both homes or using a bridge loan, a HELOC or a buy-before-you-sell program, each with a cost to verify with a lender. A contingent offer is possible, but it is a weaker offer when a Santa Clarita seller has others to choose from.
